What lenders commonly ask for

Exact documentation requirements vary by borrower and loan program. This page doesn't collect or save anything. Use it as a personal reference only.

Identity & contact information

  • Legal name, current address and contact details
  • Government-issued photo ID, if requested by your loan officer
  • Co-borrower information, if someone is applying with you

Employment & income

  • Employer names and dates for roughly the past two years
  • Recent pay stubs
  • W-2s or 1099s
  • Tax returns, especially if you're self-employed or earn commission, bonus or rental income
  • Documentation of other income such as retirement, Social Security or VA benefits

Assets

  • Recent bank and investment account statements
  • Retirement account statements if they're part of your plan
  • A gift letter and donor information, if someone is helping with funds
  • An explanation of any large or unusual deposits

Debts & obligations

  • Auto, student loan, credit card and other monthly payments
  • Child support or alimony obligations
  • Details of any other real estate you own and its loans

Housing history

  • Current and previous addresses
  • Landlord contact or rent payment history, if requested
  • Current mortgage statement, if you own a home

Property information

  • Purchase contract, once you have an accepted offer
  • Earnest money receipt
  • Homeowners insurance agent contact
  • HOA contact and dues, if applicable

Situation-specific documents

  • VA Certificate of Eligibility or service information
  • Divorce decree or bankruptcy paperwork, if applicable
  • Business documents for self-employed borrowers
  • Any other items your loan officer asks for
