Conventional loans aren't insured or guaranteed by a government agency. FHA, VA and USDA loans are, and each has its own eligibility, fee and property rules. The better fit depends on your situation.
Not always. A fixed rate keeps principal and interest steady. An adjustable rate can start lower but can change later. How long you plan to keep the loan and how much risk you're comfortable with both matter.
Prequalification is usually a quick estimate based on information you report. Preapproval generally involves the lender checking credit and documents. Neither one is a final loan approval.
No. Final approval still depends on underwriting, the appraisal, the property and any changes to your finances before closing.
Plan for closing costs, prepaid items such as insurance and taxes, and possibly earnest money and reserves. Your Loan Estimate shows the estimated cash to close.

How long it takes for your monthly savings to cover the cost of refinancing. If you might sell or refinance again before then, the refinance may not pay off.
